WATER INGRESS REMEDIATION

Balcony and planter box waterproofing rectification for a high-end residential apartment building.

Royce Projects Group was engaged after significant water ingress defects were identified in a luxury apartment development. This anonymised case study shows how RPG coordinated waterproofing and structural consultants, selected suitable products and protected the client through disciplined contract administration.

THE CHALLENGE

The project involved systemic planter box and balcony waterproofing failure, occupied apartments, contractor performance issues and ongoing claims pressure. The Owners Corporation needed both technical diagnosis and strong commercial control.

WHAT WE DID

RPG coordinated destructive investigations with waterproofing consultants and structural engineers, then worked with suppliers
to select appropriate systems for performance and warranty support. We procured the contractor under a modified contract form and managed alleged latent condition and variation claims during delivery.

OUTCOME

The project was delivered within budget and to the required standard. Defects were rectified, warranties strengthened and the client’s position was protected through a disciplined design and contract strategy.
