Royce Projects Group was engaged after the original builder entered liquidation, leaving a large residential development with non-compliant roofing and defective roof plumbing. THE CHALLENGE
The Owners Corporation faced a combination of technical and commercial issues: wrong roof pitch, defective roof plumbing, historic VCAT material, insurance implications and the collapse
of the original builder. The project required a coordinated response that balanced compliance, disruption and cost.
WHAT WE DID
RPG reviewed historical defect reports and relevant dispute material, coordinated further inspections and assembled a consultant team that included architectural and hydraulic expertise.
We procured the design, took the works to tender and managed
the builder as superintendent through construction.
OUTCOME
By investing time up front in diagnosis and design, the Owners Corporation achieved a more efficient remediation solution.
The finished approach reduced disruption to residents, restored compliance and improved the building’s insurability position.
