High-rise balcony slab and façade repair strategy for concrete cancer and reinforcement corrosion.

Royce Projects Group was engaged to manage concrete spalling remediation across two high-rise residential towers after deterioration was identified in balcony slab fascias.
This anonymised case study shows how RPG coordinated specialist diagnosis, remediation methodology and high-rise delivery planning.

THE CHALLENGE

The buildings were experiencing concrete blowouts caused by insufficient cover over reinforcement. The issue required more than patch repairs. It needed a structured façade remediation strategy that addressed investigation, repair design, safety and staging across occupied towers.

WHAT WE DID

RPG facilitated intrusive inspections, defect diagnosis and consultant coordination to quantify the extent of corrosion and delamination. We then worked with specialist engineers and contractors to develop the repair methodology and manage works delivered via swing stages and rope access.

OUTCOME

The buildings moved from reactive repairs to a defined rectification programme, improving structural durability, façade condition and long-term maintenance confidence.
